We are looking for a local experienced apartment manager to manage at least one of our Longview communities.

200 unit apartment complex.

Start date is negotiable but ASAP preferred.

Full-time. Monday - Friday 8:30 AM - 5:00 PM with 30 min lunch break.

Medical & Dental.

Competitive pay depending on experience + housing discount.

 

Property Management & Operations

 

  • Day-to-day oversight of apartment community operations
  • Rent collection, delinquency management, and budgeting
  • Vendor coordination and maintenance scheduling
  • Strong organizational and time-management skills
  • Ability to manage multiple priorities and deadlines

 

Leasing & Resident Relations

 

  • Leasing, renewals, and move-in/move-out coordination
  • Professional, respectful communication with residents
  • Conflict resolution and fair-housing compliance
  • Handling resident concerns, notices, and documentation

 

HUD & Tax Credit (LIHTC) Compliance (MUST HAVE)

 

  • Experience with HUD programs and Low-Income Housing Tax Credit (LIHTC) properties
  • Income certifications, recertifications, and file audits
  • Knowledge of HUD regulations, IRS Section 42, and fair housing laws
  • Maintaining compliance documentation and reporting
  • Preparing for and responding to state and federal audits

 

Administrative & Technical Skills

 

  • Proficiency with property management software (Yardi, AppFolio, OneSite, etc.)
  • Accurate record-keeping and reporting
  • Strong attention to detail and confidentiality
  • Microsoft Office / Google Workspace skills

 

Leadership & Professionalism

 

  • Staff supervision, training, and scheduling
  • Professional judgment and ethical decision-making
  • Ability to work independently and as part of a team
  • Calm, solutions-focused approach in high-stress situations

 

Maintenance & Safety Oversight

 

  • Coordinating inspections and preventative maintenance
  • Ensuring property safety and habitability standards
  • Understanding work orders and capital improvement projects
  • Motivating maintenance staff and keeping them on task
