SUMMARY: Inspects, repairs and performs all scheduled and unscheduled maintenance to the hospital heating, air conditioning and ventilating systems and related equipment. Responds to all trade problems for the Facilities Management Department on of-shifts and weekends. The core Success Factors include: Instill Trust and Value Differences Patient and Community Focus and Collaborate RESPONSIBILITIES: Makes daily inspections of all pumps, air-handling units, refrigeration units, air conditioning and ventilation units in all machinery spaces. Inspects roof top cooling towers throughout the hospital. Makes spot repairs and adjustments to systems as necessary and/or notifies HVAC Operating Engineer of any problems, i.e., downed equipment, floods, leaks, or any irregularities regarding HVAC equipment and public safety on hospital property. Makes necessary repairs to malfunctioning equipment such as replacement of fan belts, replacing and rebuilding pumps, replacing seals, bearings, motors, repairing water and steam coil leaks and repairing and recharging refrigeration and air conditioning systems. Records readings, repairs and adjusts controls on HVAC systems including pneumatic discharge controllers and thermostats. Records readings from HVAC equipment including pressure, temperature, water, steam and all monthly electrical readings in all buildings of complex. Performs routine maintenance as scheduled on all equipment such as steam absorption units, air handling units, pumps, etc. Assists in the installation, removal and storage of heating, ventilation and air conditioning equipment in the hospital and comply with CFC regulations regarding removal, storage and disposal of all refrigerants. Responds to all calls for repairs on all plumbing, electrical and mechanical systems, including off-shifts and weekends. Responds to all fire alarms to operate the elevators for Fire Department personnel. Responds to repair of all incoming city water mains and valves in all buildings and on the grounds in case of a ruptured line. Maintains daily log of requests for service work performed and time and materials expended. Utilizes computerized work order system for researching equipment histories, parts requirements and other department data. MINIMUM QUALIFICATIONS: BASIC KNOWLEDGE: Ability to install, troubleshoot and repair heating, ventilation, refrigeration, air conditioning and related systems within a large hospital complex. Knowledge generally acquired through completion of one to two years formal training in heating, ventilation and refrigeration or equivalent. Requires City of Providence Stationary Operating License or Refrigeration Operators License, and the State of Rhode Island Refrigeration Journeyman License. EXPERIENCE: Completion of three years accredited Apprenticeship HVAC Program.
